Zero setback, 250m2 block, ocean proximity and energy efficiency – thanks for a great design, Shoreline Designs!
Presenting a true composite construction, South Beach features a double brick lower floor with ground slab, a suspended slab over the main bedroom, and timber framed floors to the remaining upper floor areas. The upper walls carry through the texture of the base storey, with timber framing and reverse brick veneer.
Southwest facing intakes in the upper ceiling and sitting room provide refreshing cross flow ventilation to make the most of cooling sea breezes.
Supplying the entire house for much of the year, a 10,000 litre, UV- filtered rainwater harvesting system has been secreted under the garage. The German engineered heat pump hot water unit provides next to instant hot water during predefined periods, drawing a tiny 0.7kW of power, largely provided by the 2kW solar photo-voltaic panels on the roof.
Solar passive design, water and energy efficiency meet beachside living at South Beach.
